Using this site doesn't make me your agent
Filling out a form, requesting a Move-Up Plan, or exchanging emails or texts with me does not create a brokerage relationship, an agency relationship, or any fiduciary duty.
A brokerage relationship in Minnesota begins only when there's a written agreement signed by both of us. Until that happens, I'm not representing you, and information you share with me is not protected by the duties that come with representation.
If you'd like me to represent you, we'll talk about it and put it in writing.
About the Move-Up Plan and any figures I provide
Any analysis, estimate, or figure I provide through this site, including the Move-Up Plan, net proceeds estimates, price ranges, and buying-power projections, is prepared for planning purposes only.
It is not an appraisal. It is not a guarantee of sale price, net proceeds, or timeline. It is not a commitment that any property will sell, or sell at any particular price.
Real estate values move. They depend on property condition, market conditions, buyer demand, financing, inspection outcomes, and the terms of whatever agreement actually gets signed. An estimate prepared today may not hold next month.
If you need a formal valuation, hire a licensed appraiser. If you need tax or legal advice about a sale, talk to your accountant or attorney. I am not qualified to give either and nothing on this site should be read as if I were.
Property and market information
Property and market information referenced on this site comes from sources believed reliable but is not guaranteed accurate. Independently verify anything you're relying on, including square footage, lot size, taxes, zoning, school assignment, and property condition.
Fair housing
This site and my business comply with the federal Fair Housing Act, the Minnesota Human Rights Act, and all applicable fair housing laws.
